What system can i have?
Traditional Fosse/Epandage, Microstation, Compact Filter.
Use this flow chart to determine the type of system that will be suitable for your project. Please note that the land area required is based on the requirements of a 3 bedroom property. To check how much land you will require for your project see the "How much space do i need" further down the page. Details on soil testing can also be found further down this page.

How much space do i need?
The larger the property, the larger the treatment system will be and so the more land will be required to install a system. Some systems require more space than others due to how they function and process the waste. The table below is a guide to space required for the various systems. The area includes the minimum distances required from boundaries, trees and buildings.
Microstations and Compact Filter units:
EH 5/6 size unit @ 4.5 - 5.5 M2 + Infiltration trench 10mtr long. (If required)
EH 8 size unit @ 6-7 M2 + Infiltration trench 20mtr long. (If required)
Traditional Fosse TE + Epandage treatment trench system:
3000 Ltr Tank @ 4.5 M2 + Epandage @ 250 M2 (Area required for the trench system, includes minimum distances required)
4000 Ltr Tank @ 5.0 M2 + Epandage @ 250 M2 (Area required for the trench system, includes minimum distances required)
6000 Ltr Tank @ 5.5-6.0 M2 + Epandage @ 250 M2 (Area required for the trench system, includes minimum distances required)
What size system do i need?
The size of the system that will be required for the property is determined by the size of the property and number of possible users. You can calculate this from the table below:
Traditional Fosse TE + Epandage treatment system:
3 Bedroom = 3000 ltr Tank + 60 linear mtr of trench.
4 Bedroom = 4000 ltr Tank + 75 Linear mtr of trench.
5 Bedroom = 5000 ltr Tank + 90 Linear mtr of trench.
Microstation and Compact Filter units:
These are sized by an "EH" rating, this is calculated as follows:
Number of bedrooms + number of main rooms such as living room, Kitchen etc. (Do not include hallways, stair wells, storage spaces, toilets, bathrooms or utility rooms)
EG: A 3 bedroom property with 1 Kitchen and 1 living room would be calculated as 3 + 2 = EH5
A 4 bedroom property with 1 Kitchen and 1 living room would be calculated as 4 + 2 = EH6
EH = "Equivalent habitants"
Soil Test
The soil test / permeability test is very important. This test will determine what type of system will be permitted. This test will be carried out by the SPANC technician as part of the application and processing stage of the planning permission. We recommend that you carry out a test before the application to assess the permeability of your ground. You will then be able to work out which type system you can install.
To can carry out this test as follows:
In the area of the proposed treatment / infiltration system dig a hole 30cm x 30cm x 60cm deep. (Ensure the hole is 30cm x 30cm in the bottom of the hole).
Take note of the soil type layers as you remove the material. Example: top soil, stone, bedrock, clay, shale, etc.
Also take note of the weather conditions of the proceeding 3 days.
Put 10 ltr of water into the hole and time how long it takes to completely drain away.
Carry this out in 2 separate locations.
It is very important to be honest with the results as it will affect the function of the system and can lead to failure if the incorrect system is installed based on incorrect results.
